How to Avoid First-Time Seller Blues

And if you do choose to sell your house, you need to make sure you don’t fall into the same trap many other first-time sellers make and become overly attached to your home.

Here are some tips to keep in mind that will make your selling process easier:

  • Don’t overdo it with renovations. Some renovating is necessary if your house is old or has excessive wear and tear, but you want to keep it simple so that you don’t spend a lot of money doing unnecessary work on the home. Remember, you’re not doing renovations because you want the house to look a certain way, so fix the problem and move on.
  • Be realistic when pricing your house. Remember, your home has a personal significance to you— not your buyers. Don’t let your feelings of attachment cloud your judgement when pricing your home, otherwise you’re going to have a hard time selling it. Keep it at market value by looking at the amount similar homes in the area have sold for.
  • Work with an experienced real estate agent. Most agents have worked with sellers who’ve felt uneasy about parting ways with their homes and can walk you through a number of options that make the entire process easier. That way, you’ll have a greater likelihood of determining whether it’s in your best interest to sell.
